Selling

My listing isn't selling.

A price change is one possible move. First, understand what has been tried and what buyers are responding to.

Where to start

“What has happened since you listed, and what do you need to happen next?”

“These changes and his advice was 100% the difference between the property selling quickly vs the property sitting for a while (was able to get multiple offers within days of listing and ended up selling for 100% list)!”

Questions worth asking

Better questions first

  1. What are we assuming?

Separate what is observed from what is inferred. A listing photo shows a room; it does not prove a renovation caused a result. A comparison supplies evidence; it still needs interpretation.

  2. What would change the move?

A recommendation should be able to name its dependencies. A deadline, a condition issue, competing choices or new evidence may change the plan. Ask what would make the current approach wrong.
